By booking directly with StayBnBCo, guests agree to the house rules, booking terms, and property-specific policies below.

House Rules

All Properties

Check-in is after 4:00 PM.
Checkout is before 10:00 AM.
No smoking or vaping inside the property, on balconies, patios or in shared spaces, unless in a designated smoking area.
No parties, events, or unauthorized gatherings.
Only registered guests may stay overnight.
Guests are responsible for any damage, missing items, excessive cleaning, fines, or rule violations during their stay.
Please respect neighbors and quiet hours. Noise complaints may result in cancellation of the stay without refund.
Guests must follow all building, HOA, community, parking, pool, gym, and amenity rules.

Nashville Properties

Music City Suite maximum occupancy: 4 guests.
Sunset Retreat maximum occupancy: 4 guests.
No pets are allowed at Nashville properties.
No smoking or vaping.
Parking, when available, is optional and may be charged separately.

Pigeon Forge Property

Smoky Hideaway maximum occupancy: 2 guests.
Pets are allowed only when disclosed before arrival and the $75 pet registration fee is paid.
Guests are responsible for pet-related damage, excessive cleaning, or community fines.
No smoking or vaping.

Booking Terms

Bookings must be made at least 24 hours before check-in.
Payment is required to confirm a direct booking.
Cleaning fees are mandatory and are included automatically at checkout.
Rates, fees, and availability are subject to change until a booking is confirmed.
Guests must provide accurate contact information and will be asked to verify identity before check-in.

Cancellation Policy

Direct-booking cancellations must be requested in writing by email. Cancellations made at least 30 days before check-in are eligible for a full refund of the nightly rate and cleaning fee. Cancellations made within 30 days of check-in are non-refundable.

No refunds are provided for early departures, weather, travel delays, illness, changes of plans, or circumstances outside our control. We strongly recommend travel insurance.

Damage, Cleaning, and Rule Violations

Guests agree to leave the property in respectful condition. Additional charges may apply for damage, missing items, excessive cleaning, unauthorized pets, smoking, parties, amenity violations, parking violations, or fines assessed by the building, HOA, or local authorities. By booking, guests authorize StayBnBCo to charge the card used at booking for any such additional costs, including amounts beyond what is covered by the Damage Protection fee.
